Do you need a vapor barrier under the slab, in the crawl space or in the wall?

Vapor barrier installation in Yuma means putting down a sheet, also called a vapor retarder, under a concrete slab or across the dirt in a crawl space. Put in well, it cuts down the moisture and soil gases that rise from the ground into your house, and in some walls it controls where damp can collect around the insulation.

Most calls start one of two ways. Either you're building or adding on and the slab pour is getting close, or you've got an older house with a crawl space, damp dirt and a torn sheet of old plastic down there, and our crawl space vapor barrier page goes further on that one. The price turns on which kind of job it is, how much ground or wall there is to cover and what has to be cleared or fixed first. The schedule usually turns on your pour date, how easy the crawl space is to get into and whether an inspection has to happen first. Your written estimate spells out what we'll install and what has to happen first.

How we handle vapor barrier installation

First we figure out whether your job is under a slab, in a crawl space or in a wall, because each one goes in differently. On a new slab we lay the barrier over the prepared ground, lap and tape the seams and seal around the pipes coming up through it. Before the pour I walk the whole barrier looking for tears, punctures and open seams, the same check one barrier maker's guide calls for, and we patch anything we find while it can still be patched. In a crawl space we get the stored things and debris out of the way so the cover reaches all the ground, then repair the old cover if it's worth saving or lay a new one. On a wall we settle which side the retarder belongs on before any insulation goes in.

A vapor barrier handles what comes up from the ground, not what leaks in from above, so if the rooms still run hot or the power bill stays high, we look at the gaps around lights, pipes and the hatch with attic air sealing. When the walls are already open on an older house, retrofit insulation is a good time to get the retarder and the insulation right together.

  • Under a new slab

This suits new homes, additions and slab-floor shops, because the barrier has to go down before the concrete. Once the slab is poured there's no getting back to it, so this is the one job where the timing matters most.

  • Crawl space ground cover

This suits older houses with a crawl space, whether the dirt is bare or covered with worn plastic. Sometimes the old cover can be repaired, and sometimes it's too far gone and a new one makes more sense.

  • In a wall

This suits a house where the walls are open for new insulation or a remodel. Which side the retarder goes on matters more than the material, so we settle that before anything gets closed up.

Vapor barrier installation and permits in Yuma

The city's permit list doesn't settle whether a vapor barrier job on its own needs a permit. The City of Yuma's Building Safety Division handles permits and generally requires them for new construction, remodels, and electrical, mechanical or plumbing work, but vapor barriers aren't on that list, so that office is the place to ask. On permitted work in the city, everything has to be inspected before it's covered and before the job moves to the next step, so on a slab the barrier gets seen before the concrete does. Outside city limits, Yuma County says you need a residential permit for a new home and for a remodel or addition to an existing one. We find out whether your address falls under the City of Yuma, the county or another city, and when a job needs a permit we handle the paperwork and line up the inspections.

Around here most of our barrier work is under new slabs, and crawl spaces turn up more in older houses. We're based in Yuma and do the same work in Fortuna Foothills, Somerton, San Luis and other cities around Yuma County, and the order stays the same everywhere. The barrier gets checked first, then any inspection, then the pour or the cover.

Why Yuma homeowners call K&L Yuma Insulation Company for vapor barriers

  • I come out and look myself

I come out to see the job and write the estimate, and then my crew and I do the install. The person who found the problem is the one who fixes it, so nothing gets lost in a handoff.

  • Doing this work since 2017

I started this business in 2017, after learning the trade on crews in hot summer attics. That's taught me which step has to come before the next one, and what skipping a step costs you later.

  • Fully licensed and insured

We're fully licensed and insured. You don't carry the risk of having a crew working on your slab site or in your crawl space.

  • Ready for the city inspector

On a permitted job in the City of Yuma, we leave the barrier open until the inspector has seen it, and only then do we move on. Nobody has to pull back a cover or wait on a slab to show what's underneath.

If your pour date is close or the crawl space has you worried, get in touch and I'll set up a time to come take a look.

What happens after you call about a vapor barrier in Yuma

  1. Call or send the form

Tell us whether it's a slab, a crawl space or a wall, and I'll set up a time to come out. If you're building, give us the pour date so we can work back from it.

  2. I look at the job

I look at the site, crawl space or wall myself and check for anything that needs fixing before we start. That can be an old cover that's past saving, debris in the way, or a moisture problem that has to be dealt with first.

  3. Get your written estimate

You get a written estimate that spells out what we'll seal, what we'll install and what has to happen first. You see the whole scope on paper before anything starts.

  4. We install and walk through

My crew and I do the work, and on permitted city jobs nothing gets covered until it's been inspected. At the end I walk through the job with you, and we clean up before we leave.

Frequently asked questions

How much does vapor barrier installation cost in Yuma?

I can't give you a fair number until I've seen the job, because a slab, a crawl space and a wall are different amounts of work. Prep is what usually drives it up, such as a crawl space full of stored things, an old cover too torn to save, or a wall that has to be opened. A cover that only needs a repair, or a slab site that's clear and ready before the pour, keeps it down.

Can a vapor barrier help keep radon out of my house?

Yes, it can help. A barrier put in well under a slab or over crawl space dirt helps keep down soil gases like radon along with the ground moisture. That's why we seal the seams and edges, because gas and moisture find the gaps.

What happens if the vapor barrier under my slab has holes?

Even small holes can let a lot more water vapor come up through the concrete. That can lead to flooring that fails, delays getting floors put in and other costly repairs down the road. If you're building, plan time for the barrier check with whoever is pouring, before the pour date.

Which side of the wall does a vapor retarder go on?

For warm and air-conditioned houses, the general advice is to keep a very tight retarder off the inside of the wall. An insulation trade group warns that in warmer climates, a retarder with a very low perm rating, so it lets almost no moisture through, can cause moisture problems on the inside of a wall, and it says that where the air conditioning runs a lot, a required retarder should go on the outside. Before wall insulation goes in, ask your installer which side the retarder goes on and what its perm rating is, and I'll tell you both before the wall closes.

Can an old crawl space vapor barrier be repaired instead of replaced?

Often it can. A plastic ground cover that's already in a crawl space can be repaired, so not every job starts with a new one. If I find yours torn apart or missing over big stretches of dirt, I'll show you and tell you why replacing it makes more sense.

How do I get my crawl space ready for a vapor barrier?

Clear out whatever you've stored down there, along with any debris, because the cover has to reach all of the ground to do its job. If something is too heavy or awkward to move, tell me at the estimate and we'll plan around it.

  • Attic air sealing

If rooms stay hot or the power bill climbs even with dry floors, the leaks are often up top around lights, pipes and the attic hatch.

  • Retrofit insulation

Adding insulation to an older house's walls is the time to get the retarder on the right side before everything is closed back up.
